Hotel Policies

Room Rates – Posted room rates do not include a 5.1% state tax and a 8% City of Wausau room tax.  Rates are for one to two guests per room. Up to two additional guests may sometimes be added per room at a rate of $25 per person, per night. A full breakfast with wine and cheese reception is included in the room rate.

Check-in/Check-out Times – Standard check-in is between 3:00 – 7:00 p.m., however late and early arrivals will be accommodated as best as possible.  Standard check-out time is 11:00 a.m.

Front desk – For the convenience of all guests, someone will be on duty 24 hours a day, seven days a week.

Quiet Hours – For the enjoyment of all guests, we hold quiet hours between 10:00 p.m. and 8:00 a.m..  This policy does not restrict the use of televisions, stereos, etc. during these hours but does require that guests keep the volume at a level that other guests will not be disturbed.

Damage to property – Guests are responsible for all damage to property that is deemed outside of normal wear and use.  While it is understood that occasional accidents do happen, it is the responsibility of our guests to use items in a manner that is consistent with proper use and handling of such items.

Room Deposit – In order to reserve a room, we require a 50% deposit.

Forms of Payment – We accept cash, check (with photo identification), Mastercard, Visa and Discover.

Cancellation Policy (without Room Cancellation Insurance)

Single Room  Rooms cancelled more than 14 days of a guest’s scheduled arrival will receive a complete refund.  If the room is cancelled less than 14 days, the full price of the room will be charged to a guest’s credit card.

2 – 4 Rooms  Rooms cancelled more than 28 days of a guest’s scheduled arrival will receive a complete refund.  If the room is cancelled less than 28 days, the full price of the room will be charged to a guest’s credit card.

5+ Rooms  Rooms cancelled more than 42 days of a guest’s scheduled arrival will receive a complete refund.  If the room is cancelled less than 48 days, the full price of the room will be charged to a guest’s credit card.

Room Tariffs – All rooms are subject to a 8% City of Delavan room tariff and a 5.1% state tax.

Parking – We provide off-street parking for all guests on the north side of the house.  The entrance to our driveway is off Walworth Avenue.

Diversity – We welcome visitors of all race, creed, color, age, gender, religions, ethnic heritage and sexual orientation.

Alcohol Service Requirements – State law requires that any guest served wine must be 21 years of age or older.  Proper ID is required.

Room Reservation Age Requirement –  State law requires that any guest reserving a room must be at least 21 years of age or older.

Room Capacity – Each room is allowed two guests at the standard room rate.  Up to two additional guests can generally be added at a rate of $25 per guest, per night.

Minimum Stay Requirements – There is generally a two night minimum stay requirement for Friday and Saturday night stays, the following holidays/events – New Year’s day, Valentine’s day, Fourth of July, Thanksgiving, Christmas Eve, Christmas day and New Year’s Eve and for some of the summer months.  Please call if you have any questions.

Outside Visitors – With the Innkeeper’s permission, up to four outside visitors are welcome to join guests on the property between the hours of 10:00 AM to 9:00 PM. Appropriate behavior is required and visitors must be accompanied by their hosts at all times.

Seasonal Rates – Like all hotels and Bed & Breakfasts, we adjust our rates seasonally to reflect the demand for rooms.  Peak rates are generally late May to mid-October and most holiday or special event weekends.

Food Allergies/Dietary Restrictions – We have worked with a registered dietician to develop a set of menus that can accommodate guests with most food allergies and/or dietary restrictions.  Please inquire with us about what accommodations we can make.  We will always attempt to meet any reasonable request.

Guests with Mobility Issues – All of our guest rooms are on the second and third floors of the property and the main entrance is about four feet from ground level.  These conditions may make the property inaccessible to guests with moderate to severe mobility issues.  We apologize if that creates a limitation for any prospective guest.

Unusual Requests – We constantly strive to meet our guest’s needs.  If there’s something you need or want that we don’t offer, please let us know.  We will always attempt to meet any reasonable request.

Non-smoking – For the health and safety of our family and guests, this is a non-smoking property.  Guests who want to smoke are free to do so off-property.

Incense/Candle Burning – We do not allow the burning of incense or candles on the property.

Children – Children 12 and older who are supervised and accompanied by a parent or guardian are welcome.

Pets – For the comfort of our guests, we do not allow pets within the main quarters of the house (excluding service animals).

Emergency Systems – The property is protected by centrally wired smoke detectors and in-room carbon monoxide detectors.  We also have fire extinguishers visibly accessible throughout the property.

Privacy – The physical, personal and financial privacy of our guests is taken very seriously.  We do not share any personal information or mailing lists with any other party or business entity.  In addition, we have deadbolt locks in each room.

Cleanliness – We thoroughly clean each room after each visitor.  The bathroom is sanitized and we carefully wash all bed linens, robes and towels.  All duvets, comforters and blankets are washed regularly.
